Terms & Conditions


The contract is for a short-term holiday rental of the property specified on the booking form made between the guest and the owners of Plum Tree Cottage (“the owners”), Hawthorn Projects (UK) Ltd, binding from such time that booking is made and inclusive of all the following conditions.

By making a booking the guest contracts on behalf of himself/herself and all those in his/her party and represents that he/she has the authority to accept these conditions on behalf of and binding upon all guests in his/her party.

Bookings are accepted on the understanding that the property is taken for holiday purposes only and that, excepting babies, the number of people in each property is limited to that entered on the booking form.

A maximum of two guests are permitted to stay in the property.

If the guest and any friends or family of the guest visiting the property while the guest is staying there must adhere to the conditions of the contract, including the rules and procedures contained in the information folder provided in the property. If inviting friends to visit the guest must first seek the permission of the owners.

Bookings cannot be accepted from persons under 18 years of age.

No bookings are valid until confirmed by the owners in writing.

The owner’s have compiled the information within the brochure and on our website as accurately as possible at the time of going to press, however, information, services and facilities may be altered or withdrawn for reasons outside the owner’s control, in which case the owner is unable to accept responsibility. The owner’s make every effort to ensure that the property details supplied are accurate however mistakes may occur from time to time, and confirmation should be requested by the guest prior to booking.

The Booking Conditions will apply to all confirmed bookings.

These website Booking Conditions supersede all previous revisions.

In the event of any conflict between these booking conditions and any other contents of any brochure or website, these conditions shall prevail.

Plum Tree Cottage requires a two (2) night minimum stay. Longer minimum stays are required during holiday periods.


A deposit of £100 is payable on booking if the booking is made more than four weeks before the start of the rental. Bookings are provisional until a deposit is received and are held for 48 hours. The balance shall be payable six weeks before the commencement of the rental. Non-payment of the balance of the rent on or after the due date may be construed as a cancellation of the contract by the guest.


In the event of a cancellation within the six week time limit the total cost is payable.

Any cancellation made by the guest for whatever reason shall be in writing and addressed to the address on the website. On receipt of the notice of cancellation the owners will seek to re-let the property for the period of booking. If a re-letting is achieved, the owners will refund money already paid by the guest less rent for any part of the period which was not able to be re-let and less an administrative charge of £50.

Early departure does not warrant any refund of rent.

The guest is strongly advised to take out holiday cancellation insurance.

Damages Bond

A security bond of £100 is required. This must be received along with payment of the balance six weeks prior to arrival.

The bond is fully refundable within (14) days of departure, provided the following provisions are met:

• No damage is done to property or its contents, beyond normal wear and tear.

• All keys are returned.

Period of Rental

Rentals for Plum Tree Cottage commence at 3.00 pm on the day of arrival and terminate at 10.00am on the day of departure.

The arrival time should be arranged in advance. The guest should arrange an estimated time with the owners and inform them of any changes to that time to ensure somebody is available to show the guest into the property.

Right of Entry

Whilst respecting the reasonable privacy of the guest, the owners of Plum Tree Cottage reserve the right to access all properties at all times, if necessary, for repairs, maintenance and emergencies.

Care of the Property

The guest shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair, condition, cleanliness and tidiness as at the commencement of the rental period.

Breakages or Damage

The guest is required to inform the owners of any damage or breakage in or around the property promptly so that it can be repaired and replaced for the next guest.

The guest is bound to reimburse the owners for replacement, repair or extra cleaning costs where reasonably demanded by the owners for damage caused by the guest.

Rules and Procedures

Guests are required to observe the rules and familiarise themselves with the procedures contained in the information folder provided in the property.

The guest’s right to occupy the Property may be forfeited without compensation if:-

1. More people or pets than declared at the time of booking or before the commencement of the holiday to the agency and/or the number the Property holds, attempt to take up occupation.

2. Overnight guests are entertained without the Owners express permission.

3. Any activity is undertaken which is illegal, or may cause unreasonable damage, noise, behaviour or disturbance.

While linens and bath towels are included in the cottage, daily maid service is not included in the rental rate. The owner’s do not permit bath towels or linens to be taken from the property.

Access to the river bank will be denied during periods of heavy rainfall.

Children are not permitted to use the river bank unsupervised.


Smoking is not permitted anywhere inside Plum Tree Cottage.


A maximum of two medium sized dogs are permitted in Plum Tree Cottage subject to prior arrangement with the owners and the following conditions apply.

Dogs are not permitted upstairs or on the furniture.

Dogs must not be left unattended in the cottage at any time.

Guests to bring all pet bedding required and towels for drying the pet when required.

Guests to ensure that any pet is clean and dry before allowing inside the property.

The guest must clear up after the dog promptly in the garden and dispose of bagged waste in an exterior bin. Dog waste bags provided.

The guest is responsible for any damage howsoever caused by their dog and liable to reimburse the owner for any replacement or repair thereby necessitated. The owners reserve the right to terminate the contract if the behaviour of the guest’s dog is considered unacceptable.
